Lot Sale Policy


The newest phase of the Emmerson Subdivision has been designed with the concept of providing mixed residential land uses and emphasizing a safe family community. Emmerson is located within walking distance to Stettler’s schools, the west end commercial district, and downtown. All new lots in this subdivision will have park frontage. This park will include two ponds, a tot lot, and paths that will tie into 2000 meters of the Towns newly created trail network, which will link Emmerson to West Stettler Park.

The Meadowlands is Stettler’s newest residential subdivision, which has been designed with the concept of providing a safe family community.  The Meadowlands is conveniently located near a brand new twin ice Recreation Centre Complex that also houses a newly developed Public Library and Swimming Complex.  Within walking distance is the West Stettler Park, which has a stocked fishpond, picnic area and walking path around the pond.

This is a great place to take the opportunity to view a variety of waterfowl that inhabit the Stettler area. The Stettler Lions Park Campground is located to the east of the West Stettler Park and adjacent to the Campground is the Stettler Elks 9-hole golf course. For those who enjoy browsing through museums the Stettler Town and Country Museum is located across the street to the north of the Meadowlands which lends itself to a very eye appealing view.  Further development in this area will include the Town of Stettler’s District Sports Park, which will include three official size ball diamonds, two soccer fields, RV parking, and will be tied into the Towns extensive trail network.

Subdivision Information

What is Subdivision?

A subdivision is required when a piece of land is divided into two or more titles. Examples of this might include instances where a commercial land owner wishes to split their lot in half to develop another business or when a developer wishes to create a multi-lot subdivision for the construction of several homes.

In order to allow for the subdivision to occur there are several administrative and legal changes that must take place, therefore, a process is in place to ensure that these changes are accurately implemented.

A homeowner might apply for subdivision where:

  • A boundary adjustment is desired and the owners of both affected properties are in agreement;
  • The owner wishes to split two or more separate properties into separate titles where two or more properties are on the same title and the subdivision was registered at Alberta Land Titles prior to 1950;
  • The owner wishes to split a parcel into one or more new parcels and all of the resulting parcels would comply with the requirements of the Land Use Bylaw respecting minimum lot size.

Subdivisions are subject to the requirements of the Municipal Government Act, Subdivision and Development Regulations, Land Use Bylaw, Municipal Development Plan and other legislation and regulations.

Consolidation might be requested where an owner has two or more adjacent properties and wishes to combine them to accommodate a development or sale of the property.

The fees associated with subdivision applications are as follows:


 Subdivision Application  $200.00 + $100.00
 for each newly created parcel
 Final Endorsement  $100.00
